and the width=w

P = 2l + 2w
40 = 2(2+w) + 2(w)
40 = 4 + 2w + 2w
36 = 4w
w = 9

therefore length=2+w=2+9=11
and width=w=9

Area = length x width
A = 11 x 9 = 99
